Share The marketing and sale of a farm, ranch, or small acreage requires different knowledge on the part of a real estate agent then your typical residential property in town. Especially with regard to pricing, and knowledge of that type of property to better inform potential buyers about the property. My name is Marc Oster and I'm an agent that does know farms. How did I learn about farms, ranches, land, small acreages in Northern Colorado? Well I was born and raised here in Weld County just southeast of Greeley Colorado near La Salle. This is where I still live and farm. I'm also an experienced real estate agent of 9 years. This video itself helps internet marketing. Well most of the area farm and ranch real estate brokers are stuck in the late 1990s. They have a website they put your farm listing on, put a sign in the ground, and maybe put the property on the multiple listing service. That is about it. Then wait. Most farm and ranch properties in Northern Colorado are priced about $400,000. I don't really know what other farm and ranch brokers charge in commissions to sell your property, but I'm going to go with 6%. That's $24,000. For $24,000 they better put it on the MLS and do a little more then put a sign in the ground. I'm somewhat different in my marketing of Northern Colorado farm, ranch, and small acreage real estate. I believe in internet marketing in addition to the more traditional means of real estate marketing. I mean more then just throwing a property on the MLS or a website. Yes I do that to, but then so much more. Most buyers search for property of all kinds on the internet. If you have a farm, ranch or small acreage for example in Eaton Colorado. How would you like a buyer to be searching for Eaton Colorado farms for sale and when they hit the search button a website featuring just your farm be on the first page of the search results? This is what I do. I do many pictures, videos, blogs about your property to get it up in the internet searches. These are the latest techniques in marketing properties of all kinds. Visit http://www.lasallecoloradofarmforsalewcr43.info for a brief example of a farm listing including video to help this farm achieve high results in the internet search engines. Also try this out. Go to http://www.google.com/. Type in northern colorado farm for sale. Or colorado irrigated farm for sale. Most likely the above website,www.lasallecoloradofarmforsalewcr43.info, a blog or another website features this property will be in the first few search results. While you are doing this search make note how many actual property websites appear in the search results. How many? Very very few. There are a few farm and ranch real estate websites including maybe one of my own. But no real property for sale websites. Ask yourself. Which is better for selling my property? An actual website featuring my property that a buyer will go right to. Or just some real estate website that you hope some buyer will search on to find your property that you and I are trying to sell? I've noticed the real estate search websites on the internet are very poor at finding a farm, ranch or small acreage. They just aren't built for that. They focus on residential properties. This is why I feel it's important to get search results for your property. Do I promise to sell your farm, ranch or small acreage real estate in 90 days or less. No. It takes time for these types of properties as they are very unique and require a unique buyer to buy each one. But it will get out there in front of more potential buyers and even Realtors that might have a buyer.
